Has there been a change of landlord?

How have you paid rent in the past?
  • You don't need to renew a tenancy agreement, at the end of a fixed term tenancy your tenancy reverts to a periodic tenancy automatically. Just continue to pay your rent as you have been doing.

You can find out who owns the property here:

    http://www.landregistry.gov.uk/public/property-ownership

    Will cost you £3.

So you've needed no repairs or anything in the last few years? Do you have gas at the property? If so, have annual gas safety inspections been done?

Why are you asking for help now, as it sounds like you've had this problem for 9 years...?
Let's settle this like gentlemen: armed with heavy sticks
On a rotating plate, with spikes like Flash Gordon
And you're Peter Duncan; I gave you fair warning
  • where have you been paying your rent? whom to?

personally - id get the boiler tested yourself, for peace of mind (may be useful as a bargaining tool) and maybe put aside your rent into your separate account for when, and if a landlord comes to you.

could it be he has passed away?

I suspect if you stopped paying rent (putting the money aside, not spending it) the landlord would show up very quickly.
