Boundary Surveyor

Hi!
I need to instruct a boundary surveyor due to an issue with a neighbour, but I don't know where to start and what to look for in a surveyor. I don't know anyone that needed this type of service, so I was wondering if anyone in here could give me some advice.
What I want is to establish the exact boundary (be it in my favour or against me). I need someone that won't be influenced by anything but what's on the documents and on the ground.
My main worry it that I am a foreigner and, unfortunately, I have already been treated unfairly because of that (and I've found that around here people that know someone of "power" are in a clear advantage).
Any advice is much appreciated.
Thanks!

Goal: Win a car (or cash to buy one
)! -- Haha goal from when I was a student. Never actually won this but got a good job instead.
What I achieved:
Car paid in full straightaway.
Two properties fully paid. Wohhoooo!

I would say that this country is a lot less corrupt than a few other European ones I could mention. Most often people cry "foul" when it's they who don't understand things which they really should.
Have you downloaded the deeds from the Land Registry site for both properties?
If you truly do believe that you require the services of a Surveyor then find one who's RICS accredited. But presumably you engaged one when you made the purchase in the first place0 -

This is an interesting question because there may well be boundary surveyors in the UK but I have never heard of them.
I have a home abroad and we do have boundary surveyors who's job it is to clearly establish a properties boundaries. Using flag stakes, they cut down bush and brush to get a clear sight line with marked coordinates and measurements from one point to another, it's very precise and technical as is the information stored by the land registry on the angles of the plot corners etc.
I have never seen this done in the UKn and don't even think the land registry has this information!0 -
Any competent surveyor could do it if the docs at the Land Reg are detailed and accurate enough. But it probably won't help the OP if the neighbour has grabbed three inches of his lawn0

Thank you!
Yes, I have all transfer documents and title plans. All seem to indicate that the boundary is where we think it is (which is formed by a physical boundary feature).
I have been in touch with a RICS surveyor but is that all that I should look for in a surveyor?Goal: Win a car (or cash to buy one

You said that you want to establish the precise boundary but then go on to say that it's formed by a "physical boundary feature", so how could there be any doubt about where it is?
Have you checked the neighbour's property details on the Land Reg site? That would cost you about a fiver which is substantially less than a Surveyor's fee0 -
As I said above, yes I have both title plans from land registry.
The neighbours claim that the boundary feature belongs to them, that's how. It is a large boundary feature. The wording "exact boundary" may not be the most appropriate but we need to know (at least) who owns this feature.
Btw, title plans are no precise that's why we need a boundary surveyor.Goal: Win a car (or cash to buy one

have a discussion with the surveyor about what you need prior to his visit, it may be without all the detail on the LR it will not be possible to establish exact ownership!0 -
Is this boundary feature denoted by a colour on the land registry's title plans? I believe that these often indicate who owns and is responsible for the boundary-fence/wall/whatever0
-
Legally, there is no certainty just looking at the plans.
Two boundary lines are shown in our plan and one has Ts, indicating ownership. The red line that denotes the boundary of our plot, runs over the feature and the land it occupies (or so it seems). It also seems to run over both boundary lines shown in our transfer plan.
For me it is clear what the plans are indicating, but legally we need more

Have you downloaded your neighbours plans as well?0
