Property snake is having problems

  • Just a word of caution re property snake, which is very helpful, but not entirely accurate - our house, for instance, is now on property snake as we have dropped our price, but the length of time it shows as on the market before the drop is completely and misleadingly wrong. That's most likely due to the site's robot crawling date indexing, for whatever reason it didn't happen to pick up our house when it went online, and is reflecting it for sale at a much later date than what it has been. (Our house was online on a number of sites from the get-go, so it wasn't that it just went online).

So keep in mind, the data is good, but has some flaws.
  • I would like to see rightmove or a website as popular to list propertys for you so that you dont have to be mugged of by estate agents that are over priced and provide a shabby service.
I would rather deal with the buyer of my property my self and the first thing would be do you have the money to buy it ? (Prove it) next ill have a deposit then say 2% of purchase price non refundable as that will cover my costs if you mess me about and i will refund it plus the same amount if i mess you about .Also ive found over the past few years that estate agents try to get you to accept an offer on your property even when the buyer isnt even in the possition to procead ,i put this down to desperation within the estate agency to make up the numbers .I live in kettering and over the last 8 years ive moved 4 times and each time the agent hasnt provided a good service the last being the worst . The agent told us our buyer had sold to a cash buyer and had a morgage in place with the Halfax other lenders available (dream buyer ) we thought yes we accept his offer .
And then when we ask why hasnt the survey been done on our house its been almost 4 weeks since the offer the agent tells us hes swiched lenders etc ring ring alarm bells so i ask the agent to find out what going on they tell me its all ok. NO IT ISNT IVE SPENT X AMOUNT getting a survey done on the house we want to buy because our seller wants to move quickly and this guy hasnt even got a morgage now needless to say the guy lets us down and then to rub salt in our solicitor trys to charge us full wack for an aborted sale and purchase although it says on the site no move no fee ..ahhhhh thats better rant over :EasterBun
