Hi,
I am looking a bit of advice for a landlord of a rented apartment. The apartment block (6) has buildings insurance through management agent. There is only white goods in the apartment (no furniture). If he takes contents insurance it gives option of Home Emergency Cover for an extra £50 this covers leaks boiler breakdown etc. Is this worth taking or is the basic cover sufficient?
Thanks if you can help.

Generally the emergency cover policies are not worth it, as they don't guarantee call outs within a certain period of time and sometimes it turns out that an emergency is not really an emergency at all. If they want cover for boiler breakdown, it is probably best to get cover through a local central heating company, who will do an annual service.
For Contents Insurance for a let property, it would need to be a Landlords Contents Insurance policy and not a standard Contents policy, which is for occupiers of properties. The comments I post are personal opinion. Always refer to official information sources before relying on internet forums. If you have a problem with any organisation, enter into their official complaints process at the earliest opportunity, as sometimes complaints have to be started within a certain time frame.0 -
Should the occupiers take contents ins to cover their own goods as well as the landlords furniture?0

The occupiers should arrange their own Contents Insurance for their own possessions. The cover they arrange will only cover the landlords white goods etc, if the tenancy agreement makes the tenants responsible for damage to them. The comments I post are personal opinion.
