Valuation discrepancy - please help!

    You have to be careful not to take too much ownership of this problem. It is for the buyer to resolve (assuming they want to). By all means give them any helpful information and advice but it is for them to sort out with their surveyor / mortgage co.

    But as said, it's not for you to sort out.

    you have too look at all factors
    one of the valuations could be wrong
    or they could both be spot on, despite the rise in general market

    if for example, a large new build development a mile down the road opened in the last 2 years and was banging out new properties comparable yours for £175k or less and plan on doing so for the next 2-3 years, that would make it an awful lot hard to get the best price for your property
