In answer to your question - no I would just get on with it and put my house on the market. I would look at their property on Rightmove however and make sure mine presented as well if not better!0

Oddly enough, I was in this exact same position a few years ago.
There was a house up for sale along our road, just 4 houses away - same style as ours BUT ours had a driveway, long lovely garden, great kerb appeal.
I decided to put my own home made sign up in the front garden, priced the property at the same as the house down the road, made up particulars and copied plenty off .......... the sign went up.
Within 1 hour the EA of the house down the road rang me up and offered to sell our house - I said why? They answered to get a better price! They would even do the sale for 0.5% commission!
Nah, I said I'll give it a whirl myself - they got really mad and said it's unfair that they send people to the other house and the buyers would see my sign and I will take advantage ...... they even said that I would have to pay them if a buyer they sent past my house bought it!
I told them to do one ...........
Within 1 day I had 3 people bidding against each other with me to buy my house ...... 3 days after my sign went up I had agreed a sale at 10% over the asking price.
It was simply a matter of exchanging solicitor details and that was it - and EA's charge a fortune for something I did in my spare time (took in all about 4 hours) - job done!

Many thanks that has clarified things for me. I had never thought of there being an actual advantage. They are cottages circa 1840 - of similar size but with different things going for them.
So whereas they are in competition in one respect, we could each attract a buyer for the other and seeing they are different, they will attract different people. Best get my skates on!0
