Meet the Builder on New Build House?

Hi,
I have brought a house off plan from Taylor Wimpey and I'm due to meet the builder Friday.
I would appreciate any advice on what to ask him, I have a few questions about the adjoining wall thickness and how soundproof it will be and a few other minor questions. But I am not quite sure if I should be asking some other basic and important questions. As I don't work in the construction trade I am unsure of what to ask.
All help appreciated.

Here's a few:
Do you have any say over tiles, kitchen layout etc? When do you need to decide by?
Where are the electric sockets - do they suit you? Can you move (or add to them)?
What telephone utility will be connected - virgin, BT etc.
Will you have TV points where you need them?0 -
To add:
What's the order of the build (ie. which houses get built in which order)?
Can you choose wall colours (some allow, some don't)
If you can build up a relationship with the site manager I'd recommend you do. eg. bottle of decent whisky at Christmas. Ours did all sorts of little things for us without charge - which cost him next to nothing but made a big difference to us.0 -
Ask him if his name is Bob and can he fix it as well!I am a mortgage broker. You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. It's an off-the-shelf development from a big house builder. I wouldn't sweat the detail construction stuff, because it'll be whatever it'll be, no matter what you ask or say. Whether it gets Virgin cabled is down to Virgin - unlikely, but ring 'em anyway. Other than that, the utility company choice is yours on move in.
Concentrate on the finish details, as Marlot says. Tiles, socket positions, etc etc.0 -
Thanks Kingstreet, if his name is Bob I'm going to !!!! myself laughing at him!
It's an off the shelf development, but we can choose kitchen, tiles and add extra sockets etc. Well my wife chooses the kitchen and tiles and I just nod approvingly.
It doesn't have BT on the whole estate only some company called Seethelight which I have never heard of.
I just didn't know if I was missing some basic building questions, but as AdrianC says there going to build it how they want anyway.
Thanks for the help.0 -
dont buy your lawn from them, source it yourself for a 3rd the price.Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0
