    I used Skipton for my mortgage (well my broker arranged it), it was a lengthy process, seems the underwriter got a tad confused between English and Scottish property buying but all in all they were a good company to deal with. Straightforward process and I got a good deal interest rate wise.

    Never, ever use estate agents' in-house advisers as they have a vested interest in divesting as much money from you as possible - mortgage, surveyor and solicitor fees. Find your own adviser and ensure they only have one master - you!

    I Second this :) The Estate Agent we are buying a house from wanted us to use their in house mortgage advisor. I looked at the small print at the bottom of their paper work and they want to charge 1% of the amount borrowed so in my case £1510.00 absolute robbery!!! always seek an independant broker if yu are going to use one.

    Oh Believe me, ive learned alot from this process and will pass on my experience in the house buying process,

    as the saying goes, learn from your mistakes, oh and i have,

    Ive taken it under my own wing now, im controlling how its going to work organised my own surveyor and my own solicitor who has been recommended to me by a good friend,

    I have learned that there might be a few brown Envelopes flying around but i cant prove it, but i can image it happening,

    There don't have to be brown envelopes.

    They get referral fees and are targeted an paid commission on ancillary sales, such as mortgages, insurance, conveyancing, surveys the lot.

    at the moment there trying to push onto me through them, house insurance, which i have already looked into and can get it way cheaper, and life insurance, again which i can get cheaper,

    Solicitor also represent the lender. If they are not on the lenders panel then it won''t be acceptable to them.

    DIY will cost you more in some form or another that's one certainty.
