House in a very bad school area

Hi guys,
I'm looking for opinions.
I'm looking at a house in near (a few roads away) what was a couple of years ago the worst GCSE attaining school in England (3% 5 or more A*-C). It is described as "rough".
We have no intentions of having children, however, will this make the property not likely to sell if we want to in the future?
Or, as it's already quite cheap for the area, will the house just stay low priced in the same respect as it is at the moment and if there's any school improvement, presumably the value would increase?
What might your other concerns be in this situation?

If you feel it is a good price then I would go for it. When schools get that bad they are put under special measures and OFSTED are all over them. It might end up being a great school by the time you come to sell.

Probably want to be looking at your potential neighbours rather than the school if it's that bad. One to avoid.Pants0

That's what I was half thinking - we're trying to do a drive by of potential places at various times of the day and week before we have to get estate agents involved. Normally, it's just day light to see any glaring problems and then a Saturday evening to check out noise, but I think I would include school chucking out time with this one...0 -
If the school has very bad ratings then it is already factored in the property prices, so no risk on that side IMHO.
However, the school is obviously an indicator of the demographics of the area. The real question is therefore whether you want to live there... There is a reason it's cheap.0 -
It is a 3 bed semi for my soon to be husband and I.
So when you sell , your market will likely be familys with children , is this school the main one for the area ? is there any `better` schools in the vicinity?

Looks hopeful doesn't it! Apparently the local feeder school kids mostly go elsewhere. Surprising.
Ok thanks guys - it was just so convenient between both of our works and the right price. I guess I'll lower the amount of bedrooms - we don't need 3, just would've been nice0 -
