Rented house, giving notice

We are currently in a rented house, initially we were on a fixed term 12 months I think, when it came up for renewal the landlady wanted us to sign up for another fixed term but we didn't want to as we were hoping to buy a bit sooner than we have, but she didn't want to risk the house being empty, so we agreed to a two month notice period, yesterday we had an offer accepted on a house (yay!) we won't be giving notice until we exchange so that we are sure we are moving out but also it gives us time to do the work we want to in the house before we move in. We were taking about this last night and my partner thinks we have to give notice on the date the rent is due, but I don't think that's right, surely you could give notice at any point and pay the rent pro rata? But she thinks if we do we would be liable for the full month anyway? I want to be fair with the landlady as she's been good, but I don't want to pay out more than we have to. Hopefully some of you can help x

    What does tour tenancy agreement say about serving notice?
  • When we were in this situation (we were renting between property sale and purchase) we explained the situation to the landlord. She was flexible and we moved out on the day of completion which was mid way through a month and we paid the rent pro rata. She actually wanted the property to be empty so she could redecorate prior to re marketing.

    You say the landlord has been helpful, I would discuss the situation with them, explain what you want to do and see if you can come to an arrangement.

    Please explain.

    Did you sign a new agreement?
    Was it for a fixed term?
    Was there a 'Break Clause'?
    If so, what is the precise wording?
    Was the agreement simply a verbal one?
    What exactly was said/agreed regarding a) the tenancy & its continuation and b) the notice period?
    Was it linked to any other verbal agreement?
