Have a buyer for my house and I am looking to buy a house from a developer that was used as a part ex. The person is still in residence until the developer has completed their house. Is there any chance of getting the developer to guarantee a timescale or bring the completion forward, I don't want to lose my buyer.

You probably can't rush them unfortunately, especially as the house is still being built. All you can do is ak them what the expected competition date for the new build is.0

Unfortunately, nor you nor they themselves can rush a construction (without of course risking it's integrity). These things can slow down and even stop for years.

As far as I'm aware the house is built but requires second fixing. Is three months too much to ask?0

Talk to the developer. Ask them about timescales. They are highly unlikely to guarantee a time scale but if you ask them about when thy realistically expect to finish (don't tell them your deadline until they's told you their timescale, they may simply tell you what they think you want to hear)
Also consider how anxious each part of the chain is to move. Would you be prepared to rent temporarily in order to keep your buyer? Would the person selling the house you want be prepared to do so (probably not - their contract is with the developer, they've no incentive to move early to accommodate you)
Where do your buyers stand? are they willing to wait? Do they have an onward chain?
A lot depends on the market in your area, too - if you lose these buyers, how hard will it be to find a new buyer, do you think?>All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0
