advice on renting

Seen properties for 475 per month with no bills. how much will i have to earn per annum to be able to afford it? then can look for jobs in a certain monitory bracket

think that is a reasonable price for something nice?

    Hi,

    When you say "With no bills", do you mean bills included or bills excluded?

    My rule is strictly nothing above 60% of my income for all living costs inc house, utils, food etc. It allows me to still enjoy myself while putting a healthy amount aside for savings.

    A basic list of things you need to account for are:

    - Rent
    - Energy
    - Water
    - Council tax
    - Food

    It all of course depends on how well you want to eat, how much you want to spend on leisure time etc.

    You should probably look for a job first, then decide what you can afford to rent.
  • 475 per month for what property ? Also, no bills means they are included in the price, but that can be dynamic.
    I've been for an year in a property that had the bills included. At certain point, the agency realised the total energy consumption of the house outnumbered the part of the rent that went to pay them and raised our rent with forty pounds, starting next payment date.
    So, as I said, these can vary quite a bit over time.

    Next thing, you want to define nice as in location, size, proximity to transport and stores, neighbours and much much more. If you can't give any details, I don't think anyone here can help you with much.

  • They generally make sure you are earning at least 2.5 times the annual rent. So if the rent is £475 you would need to show via payslips and or bank statements that you are earning at least £14,250 before tax, or half of that if you will be sharing the rent with someone. Or that you have housing benefit in place as an alternative. Have you applied for HB? Without this or an income it's doubtful you could rent anywhere at all as you would not meet the affordability criteria. If you are unable to find work would you not be better off applying for a council property?

    I am in the process now of looking for a job, once found one then could see whats available.. its 475 just for rent and nothing else.. ok thanks so will look for the 14,000 mark roughly if i can when applying for jobs, I have a media degree, so i am looking for marketing/ social media or customer service type roles. I want to be in a certain location so been looking at that area, it's got good transport links and close to shops which is brill since i don't drive
