Here we go again...new eviction notice received

Agreed. Though it will be interesting to see what date is on the Notice.....The assumption is that first class mail is received two days after posting.
If nothing arrives in hard copy by 11.59pm tonight, then you get another month.
LL may try to claim it is simply a hard copy of the email version, but then you are back to the Q of elegibility of the email.0 -
Hello,
Apologies for the new post but this thing is getting farcical :-)
My gf returned home and found the notice left by royal mail on top of that, we also received a pretty much identical copy via hand delivery (by our landlord).
(The letters are very different from what was sent via email)
Here is the latest copy that was give by hand.
Survived the shock, I have the following comments and I would like some of your invaluable insights / advice.
1) the letter is served under Section 21(1)B rather than 21(4)A. This makes the eviction notice is invalid because we are now on a periodic tenancy
2) The document says 'Assured Shorthold Tenancy: Fixed Term: as per above point.
3) The date of expiry is incorrect. The lease started on the 19/10/2012, the Expiry date should have been 18/05/2014
With regards points 1 and 2 - can anyone confirm that my understand is correct? (i.e. served invalid notice as 21(1)B )
With regards 3 - does it make a difference? Does the lack of saving clause helps me?
The other point raised previously (i.e. no confirmation on where the deposit is being held is still valid)
Thank you
Giruzz0
