How long before you chase buyers solicitors?

We are selling, no chain, they are cash buyer so no survey,mortgage etc.

Our solicitor sent them the draft contract, guarantees, fixtures and fittings, sellers questionnaire etc 2 1/2 weeks ago. We know they want to move quickly as do we. Our sol sent off everything within 24hrs of receiving it from us, we took a week to get all of the paperwork together. (so coming up towards 4 weeks since we accepted to the offer)

I am not sure how quickly this phase normally takes? I don't think there will be anything untoward coming up on searches etc. Is 2-3 weeks too early to chase (can you tell I'm impatient and want things sorted!!)

    I think if you haven't heard anything in say 2 weeks, then it's quite reasonable to chase. Whenever I've bought or sold, everything to do with paper work has been done pretty promptly as I've always wanted things to proceed as quickly as possible.

    It wouldn't hurt for your solicitor to contact the other side's just to check everything is in order & there are no outstanding enquiries or similar.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    You cannot actually chase their sols- you aren't their client and they will not give you any info. You can chase your purchasers or through the EA (who work for you remember, make sure they keep working, they won't get their commission if it all falls through)

    Well, we're on week 18 of selling our no chain house to a cash buyer.

    Ring your solcitors tomorrow and bug them regularly to chase or to do whatever they need to do - the solicitors we're dealing with, both buyer and seller, nothing happens unless you shout loudly and often.

    I would imagine they are still waiting for the local searches to come back, ask the estate agent to chase the solicitor for an update

    +1 and to be honest, i've had to contact the other sides solicitors a couple of times because the average cycle time from request to answer was 9 working days!!! And it took 3-4 days for them to respond to their own clients calls!!!

    I emailed them a chart of activity that showed how poor they were compared to the other solicitors in the chain. They have significantly upped their game since doing so LOL :rotfl: Although still whined at my solicitor saying I was doing a big no no.

    To be honest the whole legal/conveyancing industry is in the dark ages. I nearly fell of my chair when I realised the following:

    1: Lawyers read their emails as letters (printed out!) and _dictate_ responses
    2: Lawyers send faxes
    !!!!!!? OMG? FAX? FCUK!!!!
    3: They do jack **** unless you constantly chase them.


    I'm taking my grand daughter round to see if she can see their fax machine working!

    oh and i'm sure that there are exceptions but in a decent sized chain they all seem to behave as above!

    I got that sick of waiting. I phoned everyone and emailed them everyday.

    Even though the buyers solicitor can't talk to you, the receptionist can pass the message on that you've phoned and you are waiting on them.

    I phoned my local authority local land charges department.

    I got sick of waiting and annoyed that everything was moving so slowly - but what do you know, I began ringing round and a week later we've officially completed, done and dusted.

    It may seem drastic, but I can assure you it'll get the job done!

    Good point about the searches. Buyer isn't going to proceed until the results are available.

    2 weeks (10 working days) is no time in the scheme of things.
