Until you change the deeds and remove the right of way (I presume it's not a _public RoW, just for him to access the garage?), then you'd be landscaping across his right of vehicular access.

You wouldn't just be devaluing your own home but your neighbours also, and this could end up in you being sued not just tyre tracks on the garden. Do nothing until you have formalised all this changing of borders. Your neighbour may have changed his mind but is finding it hard to explain that.

It's the dispute that'd most devalue your house, not tyre tracks... get the paperwork sorted before you get your spade out. Doing otherwise is just silly.0
