    The Manchester student lettings market appears to have taken something of a nosedive this year, and anecdotally houses are taking substantially longer to let out - some will never be let out for 2014/15 by the looks of things.

    So, you may find that by the time the summer rolls around (student tenancies start on July 1st in Manchester) some student landlords have concluded that they're going to have a void for the next academic year and so will take anyone with a pulse, perhaps even letting one person take a whole small property for less than the rent for the whole house would normally be, just so that they can get some income.

    I failed a credit check with a letting agent, i forget the name of them but theyre based on the Kingsway (The A34) in burnage.

    They asked for 6 months rental payments upfront.... not ideal but only half the 12 months you have quoted.
