"Abbey Santander have a process which works perfectly fine if you give them 100% correct information, 100% correct documentation in 100% correct format - there are no complications."

the problem is how they deal with a case that the underwriter requires additional info for. Its pretty simple to say that a system can work perfectly if all the info is perfect but lets be honest thats not always the case.

If the underwriter needs additional info they should request EVERYTHING they need to sign off or decline the mortgage. He/She should look through the whole application start to finish and make a decision on what they are going to need not tick one box at a time. So requesting different documents week by week like they have been doing is not a good system and does cause delays.

Thrugelmir, you have probably never had the misfortune to deal with the muppets employed by lenders to pre-screen applications prior to passing to an underwriter. Somewhere their must be a hidden gene pool from where they recruit.

Let, like Rizla I think this is about understanding the message behind the text.

The point I am making is how many cases fit this criteria?

I'm with amn on this 100%. Ultimately, straight-forward cases are, straight-forward, and I've never had a problem with Santander. If a document has been missed, it's normally an error of mine as opposed to the lender.

In the odd case, they may request further information but it's usually because there's something the broker hasn't spotted / declared on the initial application.

Underwriters are well within their rights to question direct debits and financial commitments that haven't been declared on application but turn up in evidence - which is why there's a back-and-forth on occasion.

The only downside is at present that they're laden with cases and therefore the time between submission, passing to underwriting and any return messages is longer than it has been.
  • My Current Mortgage Application with Santander has been the worst experience of my Life . My First ever Mortgage Application was 28 years ago and went with No Hiccups or No Continual Excuses for More Information - Santander Underwriters you are Inept and Incompetent and why do you bother to Employ Mortgage Advisors who do all the Hard Work and Graft and you continually throw it back In their Face , wanting More and More Information which is Irrelevant !
This is my Case History - Since 2008 I have had x 2 Mortgages with Santander starting at 150,000 and second Mortgage at £135,000 . Never Missed a Payment . Recently Applied in July 2014 for £189,000 with a £90,000 deposit. All relevant Paperwork submitted .
First Refusal - I forgot to add a loan that had 4 months left - I was Forced to pay the loan off in Full a total of £1600.00 which was Paid in Full.
Now they have come back and will not Accept my Bank Contract as I work (2) Jobs - Originally I was asked for only 3 months of Bank Payslips - Then I was asked for 6 months of Bank Payslips - As I have Only worked for 6 months under this Bank Contract they will not take it in to consideration as they want 12 months now of Payslips ! . I have worked 12 Months under separate Bank Contracts - But get the feeling whatever Evidence I submit will not be good enough they will move the Goal Post to suit themselves.
Myself and Partner earn a Total with (3) Jobs of £59,000 to Pay a Mortgage of £1200 per month work the Maths more than enough Income to Pay the Mortgage. Oh I get it Partner is it a Discrimination due to Sexuality I have to ask myself ????
Santander Underwriters you are demeaning the Mortgage Advisors who work for you and a Total Turn Off for your Customers.
Thank you for the Stress that you have caused to date

By using a broker you could have avoided all these issues IU.

These problems are common, but not unique to Santander.

Think of a broker as your 'translator'.
