Santander Underwriters

After a very frustrating few weeks, thought the decision on our application was very nearly there. However....

Telephoned by broker on Wednesday and informed that everything was ok subject to valuation - instructed to contact "esurv" who handle all Homebuyer reports etc, if you are choosing not to have the free valuation that Santander offer. Esurv told me that they are waiting for the documents from Santander in order to instruct the survey. This would be done by Friday (today) at the latest.

Now been informed that documents have just been sent to the underwriting queue at Santander and that a decision by them won't be forthcoming until Tuesday!

Seem to have lost all track of the process now! Anyway, can anyone allay my fears and explain what the underwriters at Santander are there for and can I expect any more hold-ups?! Our documents weren't sent properly with the initial application and we were sent to the back of queue - really don't want that to happen again!

    How did you get on with this? My application went to underwriters on Tuesday and their website says they're looking at these applications as of 17:30 this evening. Just wondered whether the timescales were accurate?

    explain what the underwriters at Santander are there for

    An individual that is empowered to underwrite mortgage applications in accordance with the policies set out by the board of directors and risk management team. Also has the authority to issue offer letters on behalf of the lender.

    Anyway, can anyone allay my fears and explain what the underwriters at Santander are there for.

    I have been a broker for over 20 years and still have no idea what these clowns at Santander do all day.

    Our application has been with Santanders underwriters since 26/02!! They have come back 3 times asking for different documents.

    Our seller has said if she has no valuation booked by monday she is putting the house back on the market.

    We have been asked for and supplied every document you could imagine. Including work contracts, written confirmation of being on the electoral roll from the council. Additional bank statments, letter from employer stating when i started work and how long i will be employed for!!

    I have managed to supply all of this as of Wednesday and i am still waiting for a valuation date.

    There are no more documents they could want and they have had more than enough time to decline for any other reason so it simply has to be a case of when not if for us surely!

    In our experience they are accurate but misleading. It could go to the underwriters several times and be bounced back for more documents about income etc, which then puts it back into the queue. This has happened to us twice now.

    Abbey Santander have a process which works perfectly fine if you give them 100% correct information, 100% correct documentation in 100% correct format - there are no complications.

    Having gained the experience from working within finance for around 75,000 hours. It becomes surprisingly easy to read people and their intentions. Often from what's not said.
  • I have watched this board with much interest over the last few days. I have never contributed to a forum before but had to add my bit for what it is worth! I am currently waiting on my mortgage application with Santander. We have been asked for different documents three times now and have had transactions on our bank statements questioned. I can only hope that I get an answer very soon but am really worried that this is an omen that all is not well with our application. A very nerve-wracking time. I am sorry that you too are all having the same sort of experiences but at the same time do not feel so alone so thank you.

    I have to dissagree with amnblog on this. We give all the documents asked for to start with. Pay slips, statements, proof of depost, ID, Proof of address.

    Then after it got to the underwriter (2 weeks later) they then asked for an additional statement which we provoded.

    Then a week later they asked for another statement as they could not read one of the previous ones.

    then a week later we where asked for proof of electoral roll x2, Work contract and letter from employer.

    Then the other day we have been asked for most recent up to date statement and also questions regarding idems showing on the previous statements for example my gym membership direct debit and pet insurance etc.

    They have requested new documents as and when they have got round to checking that specific item instead of looking at everything that is missing and requesting it all at the same time.

    They have caused delays with our application no question.
