House sale agreed but 48 hours later still been advertised?

We agreed to buy our next house but on the term that it is removed from the market immediately, 48 hours later it is still advertised on the agents website and Zoopla plus rightmove. When we agreed to sell ours it was showing under offer within 12 hours.
Why is still been advertised?

    Could be a mistake on the part of the EA or could be that they're open to other buyers gazumping you. Either way contact them and ask when it will be taken off the market and make it clear you won't be making any further arrangements (survey, mortgage etc) until that's happened.

    I had to do this too so don't worry you're not alone!

    If your that worried get a friend to ring up and say can they view it and see what they say. 99% nowdays once an offer is accepted EA's don't allow anyone else to view it as they don't want to risk the sale.
    People don't know what they want until you show them.

    The estate agents representign our seller wouldn't change the advert or put up sold subject to contract on the sign until we'd got our formal mortgage offer. They did however say that they would not do any more viewings and the house did not appear on a rightmove search after our offer was accepted (unless you already had the property saved in your list). As soon as I sent through proof of mortgage (not just in principle, but actual mortgage offer), then they changed it to sold stc same day

    They might be waiting until after you arrange a survey, or some sites take longer for those updates to go live.. After all you could still pull out and the site would make it look like a failed 'sale' even though nothing really happened...

    as above, what did the EA actually tell you about removing the property from rightmove?

    did they say it was subject to any conditions?

    Our selling agent marks properties SSTC immediately. If nothin has progressed within a couple of weeks (i.e. appointed solicitor, survey arranged) they put it back on the market. Same for our vendor's EA.
  • Been onto the EA today and they have removed it from sale now.

    Yeah, they do seem to take a couple of days to go through... I think sometimes the agents send web related stuff to an external team who deal with it , and they in turn deal with Zoopla/Rightmove, so it's not an instantaneous thing.
