Rating houses

I've looked at several houses and each has different pros and cons. I'm thinking of drawing up a points table to help me rate each one and perhaps be more objective. Although this wouldn't take into account just liking one house more than another!

I'm thinking of including variables (in no order of importance) such as:
number of bedrooms
number of bathrooms
separate dining room
ensuite
utility room
garage
garden
conservatory
Price
Council tax
type of heating

Has anyone done something similar? Anything to add to the list?

I would have thought some of those were givens anyway and doesnt need a ranking chart, but each to their own!

I tend to think discussion is better than cold hard stats and ratings - possibly why they get things wrong sometimes on house programs, it ticks boxes - but then what?

    What about location?
Transport links ! Local shops, parks, schools,
By the seaside, in the country or the heart of the busy city!
Some people need a garage or large garden but others hate grass or car.
    Each to there own.
Very property has good and bad points, getting the best property for your budget and needs.

Thanks. I had assumed location as I know where I want to move to (at the other end of the country!) but should factor in town, rural or "out in the sticks"

It will be totally my own choice so discussion not possible.
Actually I'm not a hard stats or ratings person but thought I'd try a new way of looking at things!

Actually I do have a spreadsheet like that, which I created years ago. You can modify it to put in the categories that are important to you. it then provides an overall score for each property. If you PM me I can email it to you!

    Age & condition.
    Ongoing maintenance requirements.
    Potential for expansion.
    Annual heating costs.
    Garden orientation.
Local climate (I live in a windy area, may have affected my decision if I had known).
    Local amenities.

    Mine would be:

Location (the most important and would not buy to compromise on this in favour of anything below)
    Kitchen/diner/family cooking and seating area
    Drive + Garden

Those are the must haves and then I would consider size and condition.
