Double Glazing

We are soon to sell our 2 bedroom house, and realise that the doors and windows need replacing. There are 2 doors and 6 windows in total.

I am of the school of thought, that we should replace them before we put the house on the market, but other people have said we must be mad - don't spend the money!

So, now I am confused should we replace or not?

    I would replace blown panes , but i would be very wary of spending out on brand new DG.....
    Never, under any circumstances, take a sleeping pill and a laxative on the same night.
  • The problem is, all the old windows and doors are wooden, so would need replacing if we replaced the back door, as they are all attached. The back door has a small amount of rot in a corner of a panel (size of a 10p piece)

    I think you have to weigh up your asking price to reflect the work , because replacing DG will involve redocration of some scale as well..

    I wouldn't replace them, just factor that in to your negotiations.

    Windows can be quite a personal thing.

  • I'd estimate the entire cost of the procedure first. Then compare that to how you want to jump the price (if you will) and how easier it will make convincing any possible buyer (it it will).

    Theoretically, the act should increase the price and attractiveness of the house, but in practice it might not be like that at all.

    Then consider doing a portion of the work - the one that is more critical and necessary to lower your expenses.

    You could treat the rot in the small corner before repainting etc.

    definitely repaint or restain - a quick sprucing up and they'll fool most buyers ;)

    I bought a house with rotting frames and blown windows. It didn't worry me as I like new things in houses when I move anyway.I wouldn't replace as you'd struggle to get your money back. It would of course make it easier to sell though.

    speak to your agent. Ask them how much difference it would be likely to make to the achieveable price, and compare that with the cost of the work.

    It may depend a lot on the price range your house is in, and the type of buyer you are after. If our most likely market is FTBs, then you may find that a cheaper property needing some work is more attractive than a more expensive one not needing work, as those on limited budgets may prefer to pay a bit less and to do work themselves, or to do it once they can afford it, rather than paying up front by way of a higher asking price.
