So at the minute is a one bed house and this conversion will make it into a two bed house with a shower-room, and no bath.

then you will have one bedroom upstairs and shower room upstairs, and one bedroom downstairs??

I would be very wary of removing a bedroom when you already have a bathroom (albeit downstairs)
Never, under any circumstances, take a sleeping pill and a laxative on the same night.

Most people with small children will want to have a bath in the house. My DD is 10 and still loves a bath.

swapping a bath for a shower won't lose the house value - although might put some off

But losing a bedroom will lose it value.

Is there any way you can add an en-suite to one of the larger bedrooms and keep the box room?

thanks for clarification. I think, given at the moment it would appeal to a family as well as other people changing to not only two bedroom, but also without a bathroom, you could be losing a large market doing what you are.

if you have no intention of selling then doesn't matter if it suits you to do the work, but as a family i wouldn't even consider your house for both reasons no matter how nice it was.

I wouldn't consider a house without a bath, and you'll lose lots of thousands by going from a three bed to a two bed.

  • I personally detest showers so I wouldnt consider a house without a bath.
Whats a double shower? is that where 2 people can get in at once?.
If your that bothered about one, just get one over the bath.
  • Took our bath out, didn't use it, don't like it, haven't missed it in the eight years we've had a top of the range shower. Couldn't care less if my house is devalued as I'm not selling it. Do what you want And what suits you OP.
