Housing agency won't fix bed, can I break lease?

I emailed my housing agency about 2 months ago about fixing my bed and they haven't fixed or replaced the supporting bit underneath the mattress. It's making my back hurt a lot when I sleep on it. Can I break the tenancy agreement because they've refused to fix something that's detrimental to my health? if so what steps do I need to take? I have emailed 2 different agents on about 5 or 6 different occasions and filled out the maintenance report through their website

    Write to them, then write again. On Paper, don't bother with email if its not working.

    You need to get on their case, so phone them too.

    Unless it didn't break through fair wear and tear. In which case, repair it, get a friend to repair it, get on freecycle or get a new one. Any of the above really.

    You need to be proactive.

    As for breaking the lease, I'm afraid you're still bound by the contract so no, you can't terminate your tenancy.

    So you are a student living in a shared furnished house but have broken the bed. Take some pictures, go to the letting agents with a letter, hand deliver to them with a time frame to fix it.

    I guess in the short term you could take the mattress off the bed and put it on the floor, then your back would improve.

    Maybe take a good look at it and see if you could do a temporary mend. Sorry it doesn't nullify your agreement.
