finding a letting agent

Hi All,

My current tenant wants to move out and the letting agency wants to advertise the property again.

I had so much trouble with them (Martin&Co ) and would never want to use them again . Although to be fair they initially found a tenant for me after only 2 weeks of giving the flat to them in Feb .

Now I have requested my managed service to be cancelled and looking to either give it to them or some other agent to advertise it .

The key point for me are:

where do they advertise it ?
their fee?
how soon do they advertise it ?

the current letting agent has re advertised my property yesterday without asking for my opinion on right move . However it only has 1 picture and nothing else which is quite disappointing .


Please share your experience of working with different agencies and how you would rate them. my flat is located in Sheffield.


finally last year I wasted £200 on rent guarantee, would you think it is worth doing it for new tenants for the first year?
