If the tenants are having difficulty finding another property they can afford they may be waiting for a court order to make them homeless and they can then apply to the local authority for housing.

Thanks Real Opinion and everyone else who contributed. I didn't know about the Section 21 notice and will ask my solicitor to look into getting this instigated. My gut feeling is that the noticed given was not a section 21 notice because of the length of time the tenant has rented from the vendors and didn't want to appear mean to them.

What about telling the tenants you are prepared to begin a new rental agreement with them upon completion?. The catch?. The rent will be £x instead of £y. If £x is equal to or higher than other properties, they will leave.
Having said that, I would be giving the vendor 3 months to get them out or I would be pulling-out of the deal and looking at recovering my costs to date.Never Knowingly Understood.

Check when the offer expires. Also ask your solicitor when the searches expire and thus the lender would need them to be repeated.0 -
The more detective work you can do the better. The notice can be invalid for many reasons:
1) gettting the dates on it wrong.
2) not protecting the deposit.
Ideally you want to know whether they were in a fixed term contract or had gone periodic. Whether they had had their deposit protected (this could be tricky to establish). What notice they were served and on what date (Section 21 or other notice?). When it expires. If the landlord has started court proceedings yet and got a date for court.
If the notice was served correctly then the landlord has to go to court and get the court to agree to award him the property back, the tenants could ask for extra time at this stage I believe (not too sure), the bailiffs would have to be booked (this could take a few months if they are very busy). Obviously if the notice is invalid you could be looking at a much longer process.
You need to scope the tenants out, if they are waiting for a council house for example then they may have to wait for the bailiff and it will determine their actions.

An update.
Tenant finally found somewhere to move to and lo and behold the vendor has withdrawn their property from the market. Thank you very much Mr vendor as while we were waiting properties have shot up again by 20-30k in the area.
Lesson learnt, a painful and expensive one.0
