Well it's kind of a how much do you think it could be worth thread...
I've seen the following;
www .auctionhouse. uk. net/search- results. aspx?propertytype=&area =Bd10
Looking around the area there isn't much to base a value on. Another was up for sale round the corner - slightly smaller but away from the main road & without a garden. Also wasn't on on the unadopted road as this is. That was at £153 last year.
I've budgeted for £30k or renovations over 6 months. Property is maybe worth £140-150 completed. Would £100k be over paying do you think?
How much of an effect on price do unadopted roads or proximity to main roads have?
Parking also appears to be an issue so I would be looking to put off street parking in at some point. Is planning required from the unadopted road side?
