Do you know how close they are to getting theirs on the market?
I sold and bought before Christmas. I went to view the house I wanted before mine went on the market (due to EA appointment times, it just happened like that). Within a few days I'd offered, got my property on the market (with the same EA as the house I wanted to buy; I think this helped) and had viewers lined up for my house. Within a week I'd secured sale of my house and had my offer accepted.
If they are keen on your house and have things in place to get things moving, they can get things going pretty quickly (assuming the house they are selling gets interest). Personally I would let them view; do you really have that much to lose?0 -

I have another viewer coming this evening who is in rented at the moment and already has an AIP so hopefully they will be in more of a position to proceed if they want to make an offer.0 -
Depends on how much of a rush you are in and the market in your area.
Our house has been on the market since the end of Jan. Our first and only viewer hadn't sold their property - in fact it wasn't even on the market but since 3 beds never come up in our village and they want to stay in the area, they were looking to move but reluctant to put their house up for sale without knowing a larger house in the village was available.
The immediately put in an offer and put their house on the market and arranged to port their mortgage.
It's the only interest we've had but we're in no rush and will wait for them to sell their home and conclude or just see what else come along. Either way, unless they sell or someone else comes along in a better position we are no worse off as our house is still on the market.0 -
When i sold my flat in 2009 I arranged viewings for the weekend after the flat went on the market. Viewed 4 houses over 2 weekends, accepted offer on my flat the following Monday and made an offer on one of the houses I had viewed a few days later.
Never realised I would have been viewed as a time waster at the time :cool:0 -
When i was on the Cabs we use to have to let some scummy people get in the back. We use to say if it wasn't for having to pick up passengers it could be a great job.

Some people, waste your time, and are just nosey, and some, see your house, it's their dream house, they never thought they would move again, and they view it fall in love, make an offer, which is half accepted ie "If you find a buyer for your house, and we haven't got a better offer, we'll accept your offer, probably". They go off, find a buyer, and buy your house.
Or they think it's their dream house, they view, they decide it's not.
Which of the 3 are they ? You will never know until they've viewed.0 -
We've always looked first and not put our house on the market until we've found somewhere. Makes negotiation harder but I'd prefer to do it that way.0

I've always viewed houses before selling, or while trying to sell. My houses have often sold fairly quickly and I've been able to buy one of those I've viewed (before accepting an offer on mine) on several occasions.
I hate it when buyers view and the vendor hasn't viewed anything and doesn't have something lined up they're keen on. I like to be able to ring and offer on something as soon as I have a buyer. I don't want to start viewing with absolutely zilch experience of the local market at that time.
Obviously no point in them offering yet though... tell them you'll only be talking £££s when they have a complete chain on their side.
