Second Viewing- TIPS- what to ask owners

[FONT="]SO I’m looking for any suggestions on what to look for, and what to ask the owners about whilst I have face to face contact with them- I want to make a list so I don’t forget anything![/FONT]

Hi,
On our second viewings we asked why they are moving, where is the sun in the garden, who lives either side of the house, where local shops are etc, what the council tax band is and how much. Also asked about additions to the house, extensions etc how long since they were done and asked to see heating 'system fire up'.
We also took the opportunity with permission to check taps etc for pressure and looked at cupboards/lofts etc.

Personally i never asked anything, i came to view it once and that was it - to be honest i tried to put an offer in before seeing inside it but the EA made me come and view it (i knew it would need gutting as it was a 92 year old man who lived here beforehand).
Also bare in mind whatever you ask they could lie when giving answers so dont take it as gospel. I have known people to ask where the sun is and be told its on the garden from whatever time, in reality it was only in the garden for about 2 hours at the start of the day.

If they have had any building work done, new windows, etc have they got the necessary signing off, planning premission, FENSA stuff, etc?? From experience, if they haven't this will complicate matters. They may lie of course or prevaricate but you will find out at a later date from the stuff they have to fill in and have to tell the truth on, but if you ask now it might be helpful to have an idea at an early stage?0

What is important to you? Perhaps local schools are important to you, or bus routes, local pub recommendations, convenience shops etc etc. Have a think about your current and desired lifestyle and what you will need to know to transplant it to your new location.3.9kWp solar PV installed 21 Sept 2011, due S and 42° roof.
