High Wycombe, Buckinghamshire Investment

Hello All,
I'm thinking about buying a 2 to 3 bed house in High Wycombe, Buckinghamshire as a But To Let. High Wycombe seems like it could be a good place to put some money(?) as it has good links in to london and there is other investment happening at the moment so the area could go up in value. I would be looking to buy now and sell in 10+ years time.
I'm looking for a good return and as I only live 30 miles from High Wycombe its good from a managment point too.
Does anyone on here own property in High Wycombe that can give me some advice on the good parts and bad parts to buy. also does anyone Let in the area that can give me an idea from a letters side?
