  • I remember when we were selling our old house... We put it on the market for £229k, expecting to sell for £220k.

    So, one couple really wanted it, but to be honest, I needed a couple of extra grand for costs in our new home. I pushed them to £222k.

    Now, little did they know that if they'd just held out, we would have been ok to go with £220k. We had done some sneaky background research on the couple (god bless facebook) and realised they were getting married in the coming months so they had a 'pressure' to find a home.

    So - you need to find out; how long has it been on the market. Has it had any other offers? Why are they moving house? (i.e. what is their pressure to move?)

    Been on the market for 2 years now, when we first enquired about the property they were very keen to sell and open to offers, they are going to stay at their daughters, so not sure what the stumbling block is they asked for a bit more on our first offer so we increased by 10K...
    We are not offering anymore so guess its time to get the rental list going lol...

    How do you know that they weren't prepared to go up to the full asking price? ;)

    OP - if I loved the house and intended to stay long term, I would go back and offer to split the difference with a £2.5k rise in my second offer price and see what they say - as long as this is affordable obviously.

    The other option is to keep looking and keep tabs on that house in the hope that they don't sell and start to become a little more keen to sale. Obviously this is a gamble if you are in a rising market.

    Sneaky is not the word!!

    Well.. if people don't lock down their facebook accounts, or their relatives.. more fool them!

    In the OPs case, i'd hold out but don't offer more. Their lack of progress in a sale might mean they're not 'serious' sellers anyway; I'd guess they were downsizing; and not in a rush about it.

    Best to keep looking...

    (Principia - we don't know.. but we know that most homes of our size sold for a max of £225, and those had double-glazing, which ours didn't)

    ask if will do a deal on leaving some furniture, or cover stamp duty etc..
    Long time away from MSE, been dealing real life stuff..
