Viewings with Tenant

Some of you will know from earler postings that the LL has put out rented cottage up for sale.. We've know soerted out notice etc but i've just had a phone call from the LA requesting a viewing tomorrow night. I said it wasn't convienent put weds pm would be. The shock was they expect me to do the viewing as they don't work past 5pm! Cheeky swines!!!

My question.. i've said no to day viewings as hubby works nights, can i insist on them showing people round or because i've said no day viewings as hubby in bed can tey say tough yo have to show people round then as you are saying no to days?

As the house needs a lot of repair should i tell any purchasers about them if they ask?
After all they have done i'm amazed at their cheek!


Maybe i should ask for a fee for doing their jobs for them?

    As far as I know, there are competing rights here: usually the contract contains a clause about being able to show people around. You also have the right to 'quiet enjoyment' of the property. I would say that 'quiet enjoyment' includes being able to sleep at a time appropriate to your working hours.

    I'd tell them to pay me if they want me to show people around. Their working hours are their problem, not yours.

    I automatically thought they would do the Showing round.. After all the trouble we've had with them and the fact they let themselves into the house without permission more than once whilst we were on holiday i thought they wouldn't want us to have acess to potential buyers!!

    Would i be ok to tell them that after this one appointment they must show any otheres around and give them a time ie fri afternoon hubby usually up about lunch so say viewings between 1-5pm fridays only? Would that be seemed as reasonable or not?

    I'm not sure you could limit them to just 4 hours a week. You're certainly not obliged to show potential buyers around though!

    Spoke to the EA and not the LA (same company different office) We have agreed accompanied viewings mon and fri afternoon and occasionally saturdays. I said i was not comfortable with unacompanied viewings and that i did not have them when selling my own home.
    I also pointed out that i am still paying full rent,and so am entltled to not be pestered to allow viewings evry day. This house is in a very desirable area and i would anticipate lots of viewing would be requested.
    The EA was very understanding and said she could fully accept my reasonings so we shall see...

    When our landlord put our house on the market, the EA told us immediately that someone from their office would, naturally, be doing the viewings. He also knew that we had a right to "quiet enjoyment" and never, EVER pushed it. In the end, the EA block booked 7 viewings on one Saturday, we both made ourselves scarce and the house sold that day.
