Had an offer accepted on a house

Hello,
My girlfriend and I have put in an offer for a house in Nottinghamshire, which after some negotiation has been accepted.
We will be paying for a full structural survey which unfortunately means that after all the fees etc, we will not quite meet the 15% deposit requirement to get more competitive mortgage rates.
I suppose I've got a few questions to ask really ;
Firstly, I currently work down South and live in a house share there during the week, although I don't intend on doing so in the short term, I would easily be able to secure relatively well paid employment up North if I wanted to. Is this arrangement likely to stop us getting a mortgage? We run quite a large surplus every month, and even with separate living costs plus the cost of travelling to see each other, can save £1k per month.
Secondly, having no chain mortgage, or existing house to sell, where am I best looking for the most competitive mortgage rates? Is it really worth going through a broker/mortgage advisor, or would I be better off researching independently.
Thirdly, my friend's dad is a solicitor. I suspect that I'll be able to get mate's rates, but if not, what kind of figure would I typically be looking at for conveyancing?
