Vendors taking built in appliances

We just received the fixtures and fittings questionnaire from our vendors. The kitchen in the place we are buying had what I would class as a built in washing machine and tumble dryer - i.e. They are behind cupboard doors, and to remove them you would have to take out the baseboard from the unit. The particulars list the washing machine as integrated, but don't mention the tumble dryer.

The vendors are now saying that the washing machine and tumble dryer are freestanding and they will be taking them. Whilst we could quite happily replace them ourselves, oddly we find ourselves a little short on funds at present, what with buying the house!

My contention is that they are integrated , so should be left. Thoughts?

  • Since they are integrated, then they come with the house and I understand that is the legal position too.

    They could still be freestanding - just concealed behind the kickboard and door.

    Go to Currys and get price for similar appliances. Get an estimate for fitting.

    Then reduce your purchase price by that amount.

    They sound built-in to me and it was reasonable for you to assume they were included.

    The seller is, of course, at liberty to take them (providing the conract says so - which it does).

    And you are at liberty to change your offer.
  • Does the estate agent's advert mention them? Ie does it say 'with integrated washing machine and tumble dryer' or does it say 'space for washer and dryer?

    Feel free to take me to task for mentioning this again, but is there any reason why this can't be decided upfront in E&W, perhaps with some reform to the house buying and selling system?

    In Scotland, the inclusions and exclusions are outlined and agreed upon at the time of acceptance of offer, based on a combination of standard contract clauses, variations on these in offer conditions, and on what's stated to be included/excluded in the property schedule/brochure/particulars.

    That is precisely what they are I think. Particulars list it as integrated though! Will set the solicitor onto them on Monday.

    To me integrated appliances (washing machines, driers, fridges) are those which have a matching panel affixed to the front .

    Agree. Appliances behind doors which are not attached directly onto appliances are free standing - just that kitchen looks tidier with them concealed.
