Seeing two houses tomorrow, how to play it?

Stupid FTB question alert!:D
Bit of background, I'm in Kent and been trying to view/buy houses for only 6 weeks or so. So far everything we have tried to see has either been sold before we've viewed it (we've been cancelled) or we've offered asking price or over and still been outbid.
So tomorrow we are seeing two houses, both in areas we are happy with and both are on with the same EA. One is £15k more than the other but both 2 bedrooms. More expensive one is end terrace and in a cul-de-sac.
So my question is if we like both how do we play it? We know the cheaper house is a part exchange and the owners are buying a new build. Do we tell the estate agent to offer on both (although I'm not sure that's the done thing?) or ask them to just offer on one but show our interest on the other? I'm not sure we will get either the way things are going round here! They aren't even listing them on their website this time as they already have so much interest in these types of houses and said the ones they've listed online have gone too mad.
Why did we have to try and buy at a time when it's very much a sellers market??:(

Offer on the one you like best. If you are able to move quickly then you are likely to be attractive to the sellers who are buying a new build.0

Unless ou are in a hurry, ignore the speed/delay factors - you are going to make this your home for a long(ish?) time, so just ask yoursef "if I bought A, might I later regret not living in B?"
That will help you choose. Then offer only on the one you like best. If you can't agree on price or get outbid, the you can always view the other again later.0 -
Only offer on one otherwise you will be seen by both vendors as a chancer and unreliable, and they will accept someone else's offer.
No harm in telling the agent though that you very much like the second one too and would be offering on that if it weren't for the first (if indeed that is the way you feel!) That way, if her first one falls through they will probably come back to you on the second.
Most important, do everything you can to make yourself attractive buyers. That doesn't just boil down to the size of the offer. Have you got your finance lined up? Can you act quickly if your offer is accepted? Tell the agent as much as you can and it will all be put into the melting pot.I'm not a lawyer, so this is just my opinion. EA knows we are FTB, that we have an AIP, and that we only have to give a month's notice on our rental house. And if it's the seller doing the viewing we will tell them too, well without being pushy.
I know I'm be over dramatic but I just feel like we are never going to be the one whose offer is accepted. I'm know we will, and that the current craziness is partly down to the time of year meaning there is little on the market.
