TBH, if people are talking about knocking things down, I'd suspect they were viewing with intent to buy, not rent.
That's what I was thinking. It sounds like you've got one of those LLs who want to sell but also want to keep paying tenants right up to the last gasp ie your LL is trying to have their cake and eat it.0 -
OP is within the fixed term of her AST until June 2014 so action to remove her cannot start until at least then. At that time we do not know if the break clause is valid or what sort of notice period it requires from the LL. Let's assume its the "usual" 2 months
as for the viewing. The LL has the right to enter the common parts without notice as this is an HMO.
the tenancy agreement reads like a standard AST which does not cover the specific circumstances of a shared let property. Suggests the LL is an amateur
nothing the OP has posted proves one way or the other that the LL entered the OP's room (which would require notice) during the viewing
the fact that the whole property is up for rent is suggests the LL is selling a rental business as a going concern, it does not prove either way that the OP will need to be evicted as the property may be being sold as an HMO, ie as a going concern.
Purely speculating if the viewer was looking at doing internal modification it could suggest that intend to increase the number of rooms within the HMO meaning OP will get 2 other sharers rather than OP will be evicted
so where does this leave OP?
a) it leaves her playing idle guessing games
b) making a fuss over no notice entry will be pointless unless there is concrete evidence of entry to her room
c) OP is secure until June at the earliest
d) OP needs to make up their own mind how much they want to live at this particular property and if not, make arrangements to give notice and leave after June0
