    So;

    Solicitor A is marketing your house and carrying out legals for you, and is also marketing the house you're buying.

    Solicitor B is carrying out the legals for the house you're buying, but isn't marketing it. He's been brought in to get around conflict of interest.

    yes that must be it - we have told our solicitor today thats its about 12 days all being well until we get our mortgage offer the proposed entry date for our sale is 11/4 hes sees no reason why that still cant be. Our purchaser has specifed from day 1 that they need to be in by then. our solicitor is stressing about the fact they could pull out if we dont progress. So far they have offered, had refresh home buyers report done 2 days ago (we paid), and requested title deeds, we have not agreed to their letter specifying whats to be left/entry date yet as we cant really until we get this mortgage offer i think.

    He is now coming back and saying due to law society rules he cannot stall the progress of the legal side much longer and we risk loosing our sale. Hes also stated that his fees will be considerable higher because of all of the extra work. We are happy for him to disclose to the purchaser that we are waiting on our mortgage offer. In fact when the purchaser came the second time to view they asked my husband if 11/4 was ok and my husband said we just have to sort our mortgage. as it stand we are now feeling we could loose the sale and incur huge costs with no sale! What are we to do?
