    you could find out if they have been regularly serviced - althoug be wary a vendor may bend the truth (like ours did!), so might be worth getting the opinion of a pro.

    be careful though , you would have presumably seen the prehistoric boiler , for example , on viewing and subsequently the EA and Vendor probably wont appreciate your changing offer price based on it needing replacing

    My main concern is the chimneys - does anyone know how/which trade can sort chimney damp?

    Do they just need repointing or are they crumbling away?

    To be honest all of that sounds to me like pretty standard stuff for a victorian house, and maybe even better than you could expect (I bought one four years ago built in 1895). If I was the vendor I would not countenance any price reduction unless I was desperate for a sale.

    Thanks for the positive there. We've got the house at a very good price so I don't think the vendor would knock any more off.

    It says that "dampness was evident at the head of all chimney breasts on the upper floor level and further investigation as to the cause of water penetration and remedial work is required"
