Do all letting agents have a cancellation fee?

Hi,


A prospective letting agent has advised me of a cancellation charge if I cancel the full management package at any time.


Under 1 years lease period: less commission taken, a full year's commission or £450 (whichever is lesser)


Over 1 year: 2 months commission.


Is this the norm? Do all letting agents have cancellations fees?


It seems that it is a rolling contract in there favour. I assume I could agree to a lease with them for a year or so then afterwards I would be free from that contract.

    Most have some kind of fee and it is worth shopping round.

    In making a choice you need to balance the professionalism/attitude of the agent, the fees, the cancellation policy etc; ALL are important.

    remember, contracts are negotiable so you can always say you want a different cancelation arrangement if they want your business.

    Flatter them by saying you believe they are professional, they are your prefered aget, and if they perform as you expect the issue of cancellation will not arise anyway!
