The EA just rang me back. The woman said we are the first offer she has had despite a lot of viewings. She managed to get a figure from the vendor that she would be happy to sell at - £190K

But to be honest we are not going to ofer anymore. The EA said the best thing would be if someone came along and offered a stupid low price and then she might realise that ours was a good offer.

Think the days of offering wildly under asking price and getting accepted have gone.

Prices are rising and people know this and perhaps are prepared to wait for the right offer.

the only way to determine any property's true value is to subtract the sum of the digits of your full date of birth from those of the most recent lottery draw, divided by your inside leg measurement, multiplied by the time of day the offer was made, rounding up if made in the morning and down if was in the afternoon. Simply convert that from pounds, shillings and pence to decimal and there you go.

Ps - don't forget to carry the 1 in the 3rd column if it's a full moon on the day of calculation. Different rules apply to leap years, high tides, and whether it's bin day

that was funny but very good way of calculating, must try it next time

Definitely seeing this where I live! Houses are going for on or over the asking price, in some cases it seems pointless to offer under the asking price if you want to be taken seriously.

We just had our third and final offer turned down, that was £185K, house on for £195K.
We have no idea what this couple want, the EA can't understand them, the vendor just said NO when our offer was given. All she says is they want more.
Bit disappointed but not offering anymore.

Walk away...simple! It will be their loss.

Already decided not to offer more. The Ea rang today and the vendor has decided to take it off the market. The search goes on.
