Building a house

Hey guys, I was just wondering about a few things regarding house building...

1. Can I build this on any land or do I need to buiold it in a particular place? I know you need to get planning permission but what criteria do you have to meet?
2. How much would this house cost to build (just the house, nothing inside of it) including paying builders and stuff...
3. If you know how expensive roughly a plot of land is somewhere in the south east, that would be great too.

Im sorry for so many questions and if you could answer all or any, that would be greatly appreciated.

It's like asking how long is a piece of string !

House building has so many variables, have a look here for a rough estimate per m2 http://www.jewson.co.uk/working-with-you/for-self-builders/preliminary-planning/calculators/build-cost-calculator/

I would suggest a visit to the National homebuilding show as well, also consider your options between normal build and timber frame.

We are just about to go down the timber frame option with a two storey granny annex, up and water tight in two weeks completed in 6 from start to finish.

Probably a whole lot more than you'd even imagined. Land for residential use is at a premium in the SE & often when something does become available it turns out to be an awkward or problematic plot.

This of course pushes up the price of the build & tends to mean that it is only high earning professional people who can think about taking on such a job. Even then, many find that their pockets are just not deep enough when the costs spiral out of control part of the way through the build & if the bank won't help them out any further, then build comes to a halt whilst the owner saves up another few (often hundred) thousand £'s

Plots in the South East tend to be rare & expensive. Planning is individual to each area - both to local councils & national strategies. Go to the local council websites to look at general information.

If you are serious, go along to one of the Home Building shows (NOT Grand Designs!) where there will be loads of information & workshops: finding a plot is always packed!
