Build Completion Certificate

Hi all,

I am buying a property which has been extended and fully renovated.

The final hurdle is that the vendors need to obtain a build completion certificate from the council before we can exchange contracts.

Does anybody know how finished the work needs to be? For example, are they going to need to see all the finishing touches like flooring and tiling?

The property is nearly there, the heating, electrics and plumbing is all in.

We want to exchange ASAP with a view to completing on 7th April but we're worried this may delay things.

    Welcome Natalie.

    The new work will have to be finished to 'habitable standards' which means that it will have to be certified as complying with the various regulations such as fire, structure, insulation, means of escape etc.

    So no, it does not need the finishing touches for the certificate to be issued.
