    Completely agree that they EA has been rather lazy. If someone has requested a viewing, something along the lines of "the property already has two acceptable offers which are being considered, but if you are still keen I can arrange a viewing" would seem reasonable - should put off anyone who is not a serious and proceedable buyer.

    However, you do seem quite undecided about what you want to do with your offers - I would say that is more important right now. Either you want to play them off against each other or you feel that your property was undervalued and remarked it at a higher price.

    We were involved in two bidding situations in the past year (as a buyer and as a seller) and both were wrapped up in a matter of days (two/three) from the offers being submitted. The position of the buyers was established when the offers were made (both properties were on the market at over £800k). Then the potential buyers warned that other offers were received and bidding followed through to conclusion. Pretty swift.

    Your EA has managed it badly, but don't dwell on that now, instead work a way forward. Do you want to sell? How much? If you feel your valuation was about right (and don't want to loose your buyers), then play the game to conclusion.

    If you get several offers at asking price, then yes you negotiate among them. Probably what your agent intends to do, as suggested by asking for a best final offer.

    Otherwise, the asking price is the price you are happy to accept. If a single person shows up and offers it, what are you going to do? "Oh thanks, but since you are offering what I'm asking then I want more than that"?
    Where does it end?

    If you want to do that, then sell at auction. At least it's clear from the get go.

    As said, get a good price for your house, but too much greed is not always the best option.
    Selling is also about closing the deal.
