Tenant wants reference from my previous tenant

    This is an excellent request by the tenant. I cannot see why the tenant who is going to have to relocate, pay a significant amount on fees and their hard earned money each month, should be refused a reference from the last tenant.

    In 2/3 of tenancies I ended up with trouble LLs who were only interested in collecting rent after getting my signature. It would have saved me a lot of money and time if the previous tenant was "unwilling" to respond or "not contactable". I'd simply walk away before the ink was dry.

    As for the argument of having tenants in line for a property....well it always comes down to what you are in business for. If you perceive tenants as inferior business parties you are in for trouble.

    In which case I'd go for the fussy tenant with good background and references who asked me for a reference, because I would expect they will actually look after my property. At the same time the cheapskate landlord who only cares about profit is simply going to end up with loads of lost rent and one eviction after the other.
