FTB - advice needed

We had our offer accepted a month ago on our dream house, got our mortgage in place and solicitor instructed. Everything started fine and the vendors were happy to move quickly. However after they had a survey on the house they were buying they have pulled out of the sale and said they would try to find a house asap. I just text the seller asking how the house hunt was going and her reply was the were looking but as they don't need to enroll their children into schools until January they are going to take their time to find somewhere they love.

Where does this leave us? I don't want to be in the waiting situation we are in now with the chance the sale will fall through at any moment but we really love the house. we are renting at the moment so in no real rush but don't want to put our lives on hold just waiting with no end in sight.

    Who knows? You might end up getting it, you might not, what more is there to say?


    I'll bet you the owners will want a goodly price rise though as everything they will be viewing will be rising at the mo and it's very hard to find a place (in the SE anyway).


    You say you are not in a rush but if you are in the S/E prices will be rising fast by the month so if I were renting like you I'd certainly be in a rush.

    At the moment we are just in limbo as to whether we wait or walk away. We don't know what our options are really.

    Prices rising is a big concern as if we wait and then it falls through in a few months time we probably wont be able to afford anything similar but we spent 6 months finding this house and we have continued to look and nothing we like has come up since our offer was accepted.

    If I were in your shoes I'd be looking at other things - I'd seriously consider asking the EA for the house you've offered on if they have anything similar on their books that you could look at (they're likely to tell the seller you're looking and that may give them a bit more of a sense of urgency to find something).

    yes i'd be looking a other houses - it can't do any harm and you might find something much more suitable.

    I'd also be wary of communicating via text message. You may be misinterpreting your sellers' intentions. Given you have their number, a phone call is best.

    Sounds to me like they are not fussed about selling if they are going to take their time over the next 10 months finding somewhere to buy. Personally I'd send a message via the EA that you are looking to complete in the next 2-3 months so will start looking at other properties if they aren't working to that timescale. That way they might buck up a bit if they are worried about losing their buyers (and if not, then you are better off walking away anyway), and in the meantime, you keep your options open by looking elsewhere. The EA will want to encourage them to get a move on as they won't want to lose the sale.
