Mortgage with CCJ

I have a CCJ which is for £600 which will fall off in January 2016, in just under two years time. I have ok credit and have 3 CC's which I've used sensibly with no problems. I have no loans apart from student loan. Wife isn't working and looks after our young daughter. I'm 33 and earn 45k a year along with an extra 15k from other work.

Would ideally like a mortgage for 150k. We live in West Yorkshire.
Would be interested in speaking with a broker to figure this out.

Any comments welcome.

    When I phoned London & Country (the broker recommended elsewhere on this site) they were really helpful with discussing what on my credit file might or might not affect applications, and what I might be able to do to help smooth the application. It doesn't cost anything to discuss it with them. I don't have anything as serious as a CCJ on my file, but I expect they're used to dealing with such questions. I'd suggest calling them.

    Yes. It can then get marked as satisfied on your credit record.

    You earn £60k a year and can't afford to pay off a £600 CCJ?
  • Having a mortgage and ensuring my credit report is in good order has not been top priority to be honest. I've only thought of this since the start of the year.

    Plus i didn't say i couldn't.

    The date of registration is probably more important than the date of satisfaction but you will find some lenders will assume you only satisfy the CCJ because you now want a mortgage.

    A decent time between settlement and mortgage application would have helped in some cases.

    What you don't mention is your deposit. If you want 95% you have little chance. Below 85% your chances will improve. With 25% deposit and a loan to value of under 75% you'll have several lenders to choose from.

    Either way, a whole market broker is your best route for advice. Obtain all three versions of your credit file, then make contact. Ask friends and relatives for a recommendation.

  • Did not think of that one but it does make sense regarding time between app and settlement.

    I should be able to raise 25k as a deposit which might make things smoother. Part of this would be gifted though and i'm not sure how this works?

    I think this is about the fact most of us abide by our promises to pay and understand a civilised society is only possible where we all trust one another's motives and propensity to stick to a promise.


    When someone comes along that doesn't feel this same sense of dignity to do the right thing and play by the rules it does grate a bit.


    If we all made promises which we didn't keep we'd be living in chaos.
