hello all, newbie landlord needing guidance

were soon to be Let-To-Buy landlords and could do with some good tips guide to setting up and running everything. were planning to use a local letting agent to do most of the stuff.

My best tip? Don't think that just because you are paying a letting agent to manage your property, that you can leave them to it without a worry - unless they are VERY good, you need to stay on your toes.
Make sure you get the best tenants in, properly referenced and credit checked, rent guarantee insurance, guarantor if neccesary. Ask your agent questions about the applicants or meet them yourself.

Ask any friends who rent what the agent is like from their point of view. An agent that is respected by tenants will probably help keep tenants for longer which avoids vacant periods.0
