Conveyancy/home insurance question

Not sure if I have the right forum...but here goes...
When purchasing a house is it your solicitors duty to highlight to you if the house you are buying is in a flood risk area?
I know the searches are sent to you, but is it your job to decipher those and ask the right questions or should anything that is a risk to your home be specifically highlighted to you?

Interesting - my gut feeling is: what is the contract between you and the solicitors? If it is just to handle the actual conveyancing then I suspect that the answer is 'no' - unless their service included such a provision. You might have more success against the Estate Agent if they failed to provide such information to you when you asked them about the property. However it may be a case of 'caveat emptor'.

Its the solicitors job to do what you instruct them to do and only advise you that there may be common things that you arent asking them to do but ultimately its your choice.
They obviously wont do a load of extra work without your authorisation otherwise you'd rightly turn around and refuse to pay them for their extra time.
