Home extension quotes.

Hi
I wondered if anyone could give me a guide on extension quotes. I understand that for a guide you could say that an extension is £1500 per sq m. My query is whether this is the internal or external measurements of the build? Our extension, external measurements, is ground floor 3.5 x 6.42 = 22.47 and first floor 3.5 x 4.17 = 14.35. Total 36.82 sqm. Internal measurements is 3.18 x 5.78 = 18.38 & 3.18 x 3.53 = 11.22. Total 29.6 sqm.
So with a difference of just over 7sqm, I'm guessing that could be a £10k variation when we are creating our build budget.
I would be grateful for any guidance of which would be the correct measurements to budget from.

If you consider that the builder actually has to build the walls, then you have to include the space they occupy in the footprint!Everything that is supposed to be in heaven is already here on earth.
