    Is there really a cash buyer, or is the seller trying to get 5k out of you? Unless you really, really want the property it might be better to call their bluff. If you get into a bidding war it could go up more than 5k. Seems very suspicious for a cash buyer to suddenly appear at a late stage when you are clearly eager to proceed.

    It's a repo so it is advertised.

    I am a buy to let investor and finding the same reality as my clients - everything is going above asking price. Even with all my experience and being in a chain free large deposit position I really struggled to secure a place. I ended up having to go quite a bit over asking price.


    It's all very well walking away, but it's a case of out the frying pan into the fire.


    In London and the SE where I am it's a sellers market.
