Our buyers found us by putting a note through the door.

did the note directly the person was desperate to buy a house and willing to pay over the odds, or just imply it?

Just said they were looking to buy in the area and a contact number if we were thinking of selling.

As they already lived in the area I would imagine that it would be obvious they new prices, also a valuation would determine if they were overpaying.

As it was our previous buyer had pulled out for personal reasons, so we had enough documentation to show what they were paying.

Me and my boyfriend did this in the new year, we had one specific street we were interested in and there were no houses up for sale.
We posted a letter (handwritten envelope with house number) into each house we were interested in, explaining we were looking to buy, were first time buyers and the maximum we'd pay. I also included an email and phone number (£7 PAYG nokia) both of which were specifically set up to go out on the letters.

We had one response and upon viewing the property it had the smallest garden on the street and for us this ruled it out.

Don't know whether this counts as canvassing but, my Mum drove a Cab and while she was dropping off a fare here one day, she said to the woman ...... these are lovely houses, i'm looking for a new house but you don't see these being sold much. The woman said this was her Sisters and they were planning on moving.

They put that they were looking for properties in the area and hadn't found anything. Particularly looking for 4 bed detached with garden. That they were under offer to someone with nothing to sell. first name and a mobile number.

Yes, posted letters to every house (27) in a cul de sac. Exchanged contracts two weeks ago, complete in just under two weeks - great house, great location.

Use Bing Maps (aerial view and Birdseye) to get a good view of houses/gardens/plots. Also local planning portal will have floorplans etc if a house has recently had work.

You are unlikely to get a bargain, but can always walk away if you feel that they are asking too much.
  • Have printed out a load of leaflets to target 2 areas we like, so we are going to pop them in the letterboxes tomorrow.

My sister did this to every flat in the development where she wanted to live.

One of her notes went to a flat whose owner had just died, so when the heir arrived to sort things out he found the note and immediately had a potential buyer, with no need to pay an estate agent.

Sixteen years later, she is still there.
